The first two weeks on market decide most outcomes. Overprice at launch and you spend the next two months chasing the market down. I'd rather have an honest conversation about value on day one.

The advantage of a lender's eye

Where I stand when our interests don't line up

An agent gets paid when you transact, which means the incentive to say "this one is great" is built into the job. So you'll hear the opposite from me when it applies: this house is overpriced, this inspection report is worse than it looks, this offer is too aggressive, wait for the next one. Commission and who pays it are set out in your representation agreement before we start, and the dual-role disclosure comes at the beginning rather than at closing.
