Two licences, and one working principle: you should never have to wonder what you're not being told.
I came into lending and real estate from a career spent running things that fail badly when the details are wrong. It's why I take a different line from much of this industry: explain the trade-off, put the figures in writing, and say plainly when the answer is "wait."
I'm licensed as a mortgage loan officer with Loan Factory and as a REALTOR® with Prime Properties DMV LLC, working out of Herndon, Virginia. Those are two separate services, and you're welcome to use either one on its own — plenty of clients do exactly that.
The rest of my approach is unglamorous: return the call, answer the question you actually asked, and treat your money the way I'd want mine treated. I'd rather lose a transaction this year than put someone into a payment they'll resent for the next ten.

Evenings and weekends included, because that's when offers get written and when the questions actually come up.
No pressure to use both
Want me for the loan only, or the listing only? Fine. Using one service is never a condition of the other.
Why I put this in writing
Most people meeting a loan officer or an agent for the first time are, quite reasonably, wondering what the catch is. Rather than ask you to take my word for it, I'd rather write down what you're entitled to expect and let you hold me to it. If at any point in your transaction something on this page isn't true, tell me and I'll fix it.
